Standard Criteria (Loan Modification Program):

*Must have time and be willing to listen to Loan Officers offer.
*Must be home-owner / borrower / co-borrower / authorized decision maker.
*Must be at least one month late on the mortgage payments or should be willing to fall behind to go for loan modification.
*Must be employed / self –employed or if retired, should have some source of income to pay for Loan Modification.
*Should not be currently in bankruptcy, forbearance or foreclosure.

 

Standard Criteria (Conventional Mortgage):

*Must have time and be willing to listen to Loan Officers refinance offer.
*Must be home-owner / borrower / co-borrower / authorized decision maker.
*90% or lower CLTV.
*$100,000 or higher new loan amount
*Prospects interested in lowering their interest rate should have a specific rate that is at least 0.5% above the Freddie Mac rates
*All interest rates qualify on cash-out refinance (cash out amount must be at least 10k and must be the primary interest of the prospect)
*All interest rates qualify on debt consolidation refinance (debt amount must be at least 10k and must be the primary interest of the prospect)
*Second Mortgage / HELOC can be combined with the First Mortgage but with a specified rate of at least 10% combining first and second mortgage / HELOC and must be the primary interest of the prospect.
*Should not be currently in bankruptcy, forbearance or foreclosure.
*Mid FICO Score should not be below 600
*Not refinanced within the last 5 months
*Accepted Property Types - Single Family, Multifamily, Townhouse and Condos. No mobile or manufactured homes. 


Standard Criteria (FHA): As per the pre-set FHA guidelines

 

Standard Criteria (Reverse Mortgage):

*Must have time and be willing to listen to Loan Officers offer.
*Must be home-owner / borrower / co-borrower / authorized decision maker.
*Must be above 62 years of age.
*50% or lower CLTV.
*Property value would be checked on www.zillow.com for every lead prior to transfer, so as to make sure that prospect has required equity.
*Should not be currently in bankruptcy, forbearance or foreclosure.
 

Standard Criteria (Debt Settlement):

*Must have $10000 Unsecured Debt amount or more
*Must be at least one month late for Debt Settlement.
*Can afford 1.5% as monthly payment
*Unsecured debts include - credit card debts, medical bills, personal loan

Standard Criteria (Debt Management):

Must have $5000 Credit Card Debt amount or more
Must be current on credit card payments for Debt Management.
Must have high interest rates over 10% on all Credit Cards .
Must be aware of the name of the creditors and type of cards.
